Construction informationHandy tips for candidate buildersA good contractor is registered. Although it is not legally required, it is advisable to work with a contractor who is able to supply you with a registration number. The advantage of a registered institution is, among other things, no fiscal and social liabilities. When a company experience difficulties, core responsibilities are neglected. Besides this, regional construction premiums and allowances are only awarded on the condition that the contractor is registered. The Confederation of Construction provides a list of all the registered contractors. A good contractor is a member of the Confederation of Construction. As candidate-builder you must see to it that your contractor is registered and possesses an establishment certificate. A recognized contractor will usually provide a guarantee. Joining the Confederation of Construction is not compulsory, but provides security to the contractor since he is then permanently represented by the organization. In practice it has been determined that nine out of ten non-members end up bankrupt. A contractor who is a member of the Confederation can be considered a serious contractor. A good contractor is a member of the "Charter van de Woningbouw". If you decide to hire a general contractor, the Breyne legislation applies and it would be best if you were to hire a "Charter van de Woningbouwers" contractor. The Charter is compiled by the Federation of General Building Contractors, a member federation of the Confederation of Construction. The admitted contractors are subjected to the strict application of the Breyne legislation. A good contractor possesses an establishment certificate. The registration itself cannot always provide a sufficient guarantee. You are therefore unable to determine from the registration if the contractor comprise an establishment certificate if it is required, and whether or not he is authorized and competent to perform the work that is required from him. You should therefore gather information about the construction profession according to the establishment law, and check if the contractor of choice is certified. He will at least have to be subjected to it. How do you find a good contractor?
